A 30x40 site (1200 sqft) with G+1 construction (approx. 2000–2200 built-up sqft) typically costs ₹33–50 lakhs in our Foundation to Luxury packages, depending on floors and finishes. For G+2, budget ₹48–70 lakhs. We provide a detailed estimate specific to your requirements - free of charge.

Our Foundation package includes core structural work (foundation, columns, slabs, brick masonry), 2D floor plan + structural design, standard doors/windows, electrical and plumbing provisions, wall and floor finishes, and basic gate/railing scope. Material brands include Maha/Karthik/Priya cement and Bhuwalk/RD steel as listed in the package sheet. A full specification sheet is provided before contract signing.

A G+2 home typically takes 14–18 months from foundation to finishing, depending on plot size and specifications. We provide a phase-wise construction schedule at contract signing, with milestone dates contractually committed. Our current on-time delivery rate is 98%.

Yes. We handle the complete BBMP building plan approval process - drawings preparation, document compilation, submission, follow-up, and fee payment. This is included in all our packages. For BDA layouts, the process is slightly different but we manage that too.

Minor changes can be accommodated during finishing stages. Major structural changes after foundation work can significantly impact cost and timeline. We recommend finalising all design decisions before work begins - our design team works closely with you to get this right upfront.
